Good small house plans start from the plot's legal building envelope, not from a pretty layout. Subtract the setbacks, apply the coverage limit, then fit rooms. A 30×40 ft plot usually carries a two- or three-bedroom home per floor; a 5 marla plot in Lahore or Islamabad, built ground plus one, comfortably holds three to four bedrooms.
Key takeaways
- A DHA Lahore 5 marla plot measures 25 × 45 ft (1,125 sq ft), and after its 5 ft front, 3 ft rear and 3 ft side spaces roughly 814 sq ft remains per floor.
- England's space standard sets 70 m² as the minimum for a single-storey two-bedroom, four-person home and 11.5 m² for a double bedroom.
- The US residential code requires habitable rooms of at least 70 sq ft and 7 ft in any horizontal dimension; kitchens are exempt.
- The median new US single-family home completed in 2025 was 2,142 sq ft (about 199 m²), so a 1,200 sq ft plan is a bit over half that.
- In Delhi's DDA norms, plots of 250 m² and below need no setbacks, which is why compact Delhi houses tend to grow upward rather than outward.
What counts as a small house plan in 2026?
There is no legal definition, so use a benchmark. According to the U.S. Census Bureau's Characteristics of New Housing, the median new single-family home completed in 2025 was 2,142 sq ft, roughly 199 m². Anything around 1,000 to 1,400 sq ft (93 to 130 m²) reads as small in the US.
Elsewhere the yardstick shifts. The Australian Bureau of Statistics found the average new house in the five largest capitals was 242 m² in 2021 while blocks shrank from 496 m² to 432 m² over a decade. In Lahore, Delhi or Bengaluru, a 100 m² house on a 5 marla or 30×40 ft plot is a normal family home. For this guide, small means roughly 35 to 200 m² of floor area on a plot under about 250 m².
- 2,142 sq ft Median new US single-family home completed in 2025 (Census)
- 47.0% Share of 2024 US single-family starts with three bedrooms (NAHB)
- 70 m² England's minimum for a one-storey 2-bed, 4-person home (NDSS)

How many rooms fit on a plot? Start with the building envelope
The single most common mistake with small house plans is downloading a layout drawn for someone else's plot. Your buildable area is the plot minus the required setbacks (open strips at the front, rear and sides), capped again by a maximum ground coverage or floor area ratio (FAR).
- Get the real plot dimensions Use the survey or allotment letter. A plot sold as 5 marla can be 25 × 45 ft or 25 × 50 ft.
- Subtract setbacks Take the front, rear and side margins from your authority's bylaws and deduct them from width and depth.
- Apply coverage and FAR Coverage limits the footprint; FAR limits the total floor area across all storeys. Use whichever is tighter.
- Check height and storeys Many societies cap you at ground plus one, which decides how many bedrooms you can stack.
- Reserve circulation and services Hold back roughly 10 to 15 percent of floor area for walls, stairs and passages before you assign rooms. This is a rule of thumb, not a code figure.
Plot size table: from plot to realistic floor area
The table runs the arithmetic on real published rules where we could find them, and one clearly labelled assumption for the 30×40 ft case, because setbacks there vary by city and by plot depth.
| Plot | Plot area | Rules used | Footprint per floor | Realistic layout |
|---|---|---|---|---|
| 30 × 40 ft | 1,200 sq ft (111.5 m²) | Assumed: 3 m front, 1.5 m rear, 1 m one side | about 63 m² (674 sq ft) | 2 bed on one floor; 3 bed as ground + 1 |
| 5 marla, DHA Lahore (25 × 45 ft) | 1,125 sq ft (104.5 m²) | 5 ft front, 3 ft rear, 3 ft side | about 814 sq ft (75.6 m²) | 3 to 4 bed across two floors |
| 5 marla, Islamabad (25 × 50 ft) | 1,250 sq ft (116 m²) | CDA: 5 ft front and rear, no sides on attached plots, G+1 | about 1,000 sq ft (93 m²) | 3 to 4 bed, about 2,000 sq ft total |
| 10 marla, DHA Lahore (35 × 65 ft) | 2,275 sq ft (211 m²) | 10 ft 9 in front, 5 ft 4.5 in rear and both sides; first floor max 75% of ground | about 1,185 sq ft (110 m²) | 4 bed plus study, about 2,070 sq ft total |
| Delhi plot, 80 m² | 861 sq ft | DDA: 90% coverage, FAR 350, no setbacks | 72 m² (775 sq ft) | Up to 280 m² total over several floors |
| Delhi plot, 200 m² | 2,153 sq ft | DDA: 75% coverage, FAR 300, no setbacks | 150 m² (1,615 sq ft) | Up to 600 m² total; height cap 15 m |

5 marla house design: what the marla actually means
A marla is not one fixed size. Per the marla entry on Wikipedia, the British-era definition used in Pakistan is 272.25 sq ft (30.25 square yards), while India and Bangladesh standardised it at 225 sq ft; 20 marla make one kanal. So a 5 marla plot is either 1,361 sq ft or 1,125 sq ft, a 21 percent difference.
Many Lahore housing societies sell on the 225 sq ft marla. DHA Lahore's 5 marla is 25 × 45 ft, which is exactly 1,125 sq ft, and its bylaws let the first floor cover 100 percent of the permissible ground-floor area. In Islamabad the CDA applies rules by actual area rather than by the marla label, so a 1,361 sq ft plot drops into a different category with roughly 6 ft front and rear setbacks. Design from measured feet, never the marla count.
A practical 5 marla layout
On a 25 ft wide plot, a single-loaded plan works best: a car porch and drawing room at the front, a straight stair against one party wall, then the lounge and open kitchen at the back with a small light court. Put two bedrooms with attached baths upstairs over the lounge and drawing room.
30×40 house plan: a three-bedroom layout that works
A 30×40 ft site is 1,200 sq ft, the classic Bengaluru and Hyderabad plot and the source of the '1200 sq ft house plan' search. After setbacks you rarely get more than about 700 sq ft per floor, which is why most 3BHK house plans on this plot are two storeys: living, kitchen, one bedroom and a common bath below, two bedrooms above.
If you want a single floor house design here, cap it at two bedrooms. Squeezing three bedrooms plus a kitchen into roughly 63 m² forces rooms under livable sizes and kills the living room. The diagram puts the stair near the entry so the upper floor can later be let out separately.
Vastu house plan basics, briefly
Many Indian clients ask for vastu-aligned plans. Traditional preferences commonly place the entrance on the north or east, the kitchen in the south-east and the master bedroom in the south-west. On a small plot these can clash with setbacks and road direction, so treat them as preferences to weigh against light, ventilation and cost rather than fixed rules.
Minimum room sizes: how small is too small?
Codes set floors below which a room is not a room. The International Residential Code, as explained by Fine Homebuilding, requires every habitable room to be at least 70 sq ft and 7 ft in any horizontal dimension, with 7 ft ceilings, 3 ft hallways and stairs at least 3 ft wide with 6 ft 8 in of headroom. Kitchens are exempt from the area rule.
England's Nationally Described Space Standard (2015) is more generous and more useful for whole-house planning: 11.5 m² for a double bedroom (first one at least 2.75 m wide), 7.5 m² for a single (2.15 m wide), and 2.3 m ceilings over at least 75 percent of the floor.
- 1 bed, 2 people: 50 m²
- 2 bed, 3 people: 61 m²
- 2 bed, 4 people: 70 m²
- 3 bed, 5 people: 86 m²
- 3 bed, 6 people: 95 m²
- 4 bed, 6 people: 99 m²
Source: Nationally Described Space Standard, Table 1 (DCLG, 2015). Two-storey equivalents are 7 to 9 m² larger.
100 m² two-bedroom plan: the sweet spot for single-floor living
A 100 m² single-storey home is 30 m² above England's 70 m² minimum for a two-bedroom, four-person dwelling. That margin buys a utility area, a second bathroom or a real dining space. For couples and downsizers, it is the plan we'd recommend first.
Keep the day zone (living, dining, kitchen) as one open room of about 35 to 40 m² facing the garden, and put both bedrooms on a short private corridor with the bathrooms between them. Back-to-back bathrooms and kitchen on one wet wall cut plumbing runs and cost.
200 m² house plan: four bedrooms without waste
Four bedrooms is not unusual. NAHB's analysis of 2024 Census data shows 47.0 percent of new US single-family starts had three bedrooms and 32.4 percent had four. At 200 m², you are already close to the 2025 US median of about 199 m², so a four-bedroom plan here is compact but not cramped.
England's standard puts a two-storey 4-bed, 8-person home at 124 m² minimum, so 200 m² leaves room for a study, a guest washroom and generous storage. On a plot under about 250 m², build it as two storeys: open living and kitchen plus a guest bedroom below, three bedrooms and two baths above. See modern house design for facades that suit this stacked form.
Space-saving rules for small house plans
- Keep corridors to the legal minimum and short. A 3 ft (about 0.9 m) hallway is code-legal in the US; every extra metre of corridor is floor area you pay for but never use.
- Stack wet areas. Put upstairs bathrooms directly over downstairs baths or the kitchen so pipes drop straight down.
- Use a straight or L-shaped stair along a party wall rather than a central spiral, which wastes the corners around it.
- Open the day zone. One combined living, dining and kitchen room feels larger than three small closed rooms of the same total area.
- Build 600 mm deep wardrobes along bedroom partitions; they double as sound insulation.
Single floor vs two-storey small house: which is better?
On a wide plot, a single floor house design is easier to live in, needs no stair and suits older owners. On narrow urban plots the maths flips. A 25 ft wide 5 marla plot cannot fit three bedrooms and a living room on one level without dark middle rooms.
Go two-storey when your footprint per floor is under about 90 m² and you need three or more bedrooms. Stay single-storey when accessibility matters more than garden space.
Orientation and climate for small homes
Small houses have fewer windows, so each one has to work harder. The U.S. Department of Energy's consumer guide to passive solar design advises that windows face within 30 degrees of true south (in the northern hemisphere) and stay unshaded from 9 a.m. to 3 p.m. in winter. It suggests living-area windows face south and bedroom windows north.
In hot climates such as the Gulf, Sindh or Rajasthan, the same guide's advice turns around: favour north light and deeply shaded south glass. Keep west-facing glass small everywhere; low afternoon sun is hard to shade. A small light well brings daylight into the middle of a deep, narrow plan.
How to test a layout before you pay an architect
Small plans leave no slack for mistakes, so check them in 3D before drawings go for approval. With ArchHomeAI you can write a brief such as '25 × 45 ft plot, 5 ft front setback, 3 bedrooms, ground plus one' and generate a 2D plan from it, then refine walls and doors in the 2D plan editor. Each floor plan costs 3 credits per floor.
From there, walk through the layout in the 3D home planner to catch dark rooms or awkward stairs, and render the exterior in a few styles. These are early design drafts, not permit drawings; a licensed architect or engineer still needs to prepare the approval set. For the drawing basics, see how to draw a floor plan and our guide to the AI floor plan generator.

Mistakes to avoid
- Buying a plan before checking setbacks, so the house physically does not fit the legal envelope.
- Confusing marla standards and designing for 1,361 sq ft on a 1,125 sq ft plot.
- Placing the stair in the middle of a narrow plot, splitting every floor into two dark halves.
- Forgetting that a car porch on a 25 ft frontage consumes most of the ground-floor front.
Frequently asked questions
How many bedrooms can I build on a 30×40 plot?
On a 30×40 ft (1,200 sq ft) plot, setbacks usually leave around 650 to 700 sq ft of footprint per floor. That fits two bedrooms, a living room, kitchen and one bath on a single floor. For a three-bedroom (3BHK) house plan, build ground plus one and put two bedrooms upstairs. Confirm setbacks with your city authority first.
What is the size of a 5 marla plot in square feet?
It depends on which marla is used. The Pakistani standard marla is 272.25 sq ft, so 5 marla equals 1,361.25 sq ft. India, Bangladesh and many Lahore housing societies use a 225 sq ft marla, making 5 marla 1,125 sq ft, for example DHA Lahore's 25 × 45 ft plots. Check the dimensions on your allotment letter before designing.
What is the minimum size for a bedroom?
In the US, the International Residential Code requires habitable rooms, including bedrooms, to be at least 70 sq ft and at least 7 ft in any horizontal dimension. England's space standard asks for 7.5 m² (about 81 sq ft) for a single bedroom and 11.5 m² (about 124 sq ft) for a double. Local codes elsewhere set their own minimums.
Is 1,200 sq ft enough for a family of four?
Yes, if the plan is efficient. At 1,200 sq ft (about 111 m²), you exceed England's 93 m² minimum for a two-storey, three-bedroom, five-person home. Keep corridors short, combine living, dining and kitchen, and use two bathrooms. It is roughly 56 percent of the median new US home completed in 2025, so storage has to be built in.
Is a single floor or two-storey house cheaper to build?
Per square metre, a single-storey house often needs more foundation and roof for the same floor area, while a two-storey house needs a stair and a stronger structure. On expensive urban plots, two storeys usually win because land is the biggest cost. On cheap, wide rural plots, a single floor is simpler and suits older occupants.
Can I use a free online small house plan for my building permit?
Usually not. Stock and AI-generated plans are useful for exploring layouts, but permit drawings must follow your local bylaws and typically need a licensed architect or engineer to prepare and sign them. Use them to settle the brief and room sizes, then hand that to a professional.
